Short answers to the questions people ask before relocating to Coronado. If yours is not here, ask Rudy directly.
What does ZIP code 92118 cover?
All of Coronado. The ZIP code does not extend onto the mainland, which keeps the market tightly defined and makes it easy to compare like with like.
Is there a toll on the Coronado Bridge?
No. The bridge is free to cross. Traffic can build at commute hours, so it is worth testing your route at the times you would actually travel.
Is Coronado really an island?
Technically it is a peninsula joined to the mainland by the Silver Strand, but it has been called an island for generations and it feels like one. You can also reach downtown San Diego by passenger ferry.
Is most of the housing new construction?
No. Coronado is fully built out, so nearly all purchases are resales. Buyers choose among historic homes, mid-century homes, condominiums and waterfront properties rather than new subdivisions.
What are the main areas of the island?
The Village, Coronado Shores, the Cays and Country Club Estates. Each has a different feel, from walkable cottage streets to oceanfront towers to a boater's community.
Will I need flood insurance?
It depends on the property. Parts of the island are near the bay and ocean, and lenders may require flood insurance in designated zones. Ask for a quote on the specific address before you make an offer.
Does aircraft noise from North Island matter?
It depends on the address and on you. Naval Air Station North Island is at the north end of the island, and aircraft activity is part of daily life. Visit any home you are serious about at different times of day.
Can I use my Coronado home as a short-term rental?
Rules for short-term rentals are set by the City and by any homeowners association, and they change over time. Confirm the current rules with the City of Coronado before relying on rental income.
How quickly can I buy if I am relocating from out of town?
It is realistic with preparation. Get pre-approved, narrow your search to one or two areas, and plan focused visits. Rudy can arrange tours and video walkthroughs to keep the trips short.
Do you charge for a home valuation?
No. A valuation conversation with Rudy is free and comes with no obligation.
