The Coronado Cays are built for people who want boats, water views and a calmer pace. It is also the part of the island where a relocating buyer has the most homework to do.
- The feel
- Quiet and water-focused, with harbor views, inlets and marinas.
- Homes
- Waterfront and near-water houses, townhomes and condominiums across eleven villages.
- Getting around
- Mostly by car. A few miles south of the Village along the Silver Strand.
- Plan for
- What dock or slip conveys, seawall condition, association rules and waterfront insurance.
What a first visit should test
- Tour by water and by car. Seeing the inlets from the water shows what the setting really offers.
- Drive to the Village. Time the trip to Orange Avenue and to the bridge, since you will drive more from here.
- Visit more than one village. Each of the eleven villages has its own layout and feel.
Setting up life here
If you plan to keep a boat, confirm slip arrangements, size limits and any club or association requirements before you buy. Errands and dining are a short drive away rather than a walk, so think about how that changes your routine.
Planning the purchase
Waterfront properties should be inspected beyond the house: seawall, dock, pilings and drainage. Ask what conveys and in what condition, and get insurance quotes early because waterfront requirements differ from inland homes.
Move-in checklist
- Confirm dock and slip terms in writing.
- Line up marine inspections along with the home inspection.
- Learn the association's rules on vessels, docks and common areas.
