What changed
- How many homes. Months of supply at 3.3 (lower than 3.4 a week earlier); 6,176 homes were for sale in the metro area.
- New on the market and under contract. 524 new listings against 542 the week before, and 429 new pending sales against 421.
- Sellers adjusting prices. 10% of listings had a price cut, about the same as last week’s 10%.
- Rates this week. The Freddie Mac 30-year average was 6.71% (week of Sep 3, 2026), higher than the prior week’s 6.66%.
If you are buying
- With only 3.3 months of supply, expect competition on the best homes: line up your financing before you tour.
- 10% of listings have had a reduction. A home that has already cut its price may have room for a fair offer; one that has not may not.
If you are selling
- More homes came to market than went under contract, so competition for buyers’ attention is real: presentation and price matter.
