Step one: which part of Coronado fits how you live
The island is small, but the parts feel different, and the easiest way to choose is to start with your daily routine. If you want to walk to coffee and errands, look first at the Village. If you would rather have the ocean at your door and building-managed upkeep, Coronado Shores is the condo answer. Boaters gravitate to the Cays; Country Club Estates suits people who like quiet, single-story streets. There are also pages on moving near the beach and near North Island.
Access matters too. The Coronado Bridge, a 2.1-mile span that rises 200 feet above the bay so Navy ships can pass beneath it, opened on August 3, 1969, and the last toll was collected on June 27, 2002. The ferry between Broadway Pier and the Ferry Landing takes about 15 minutes. If your work means regular trips across the bay, test the commute at the hours you would actually make it before you commit.

Step three: rent first, or buy right away?
Renting for a few months is a legitimate way to learn the island before you buy, especially if you are relocating from another state. The trade-off is that you may pay for two moves and miss a home that fits well; the advantage is that you will know the island’s streets, sounds and rhythms before you choose one.
If you rent, ask about the lease term, whether the property is near the base flight path, and how parking works. Many streets have limited on-street parking, and it is worth knowing before you sign.
Step four: buying from out of town
Many buyers do the first round from a distance. A workable plan looks like this: get pre-approved before you visit; choose two or three neighborhoods from the list above; schedule one focused trip of two or three days to see homes in person; use video walk-throughs for the rest; and rely on inspections and the disclosure package for the details a listing photo cannot show.

Two California-specific items are worth knowing about early. First, property tax is reassessed at your purchase price, so the seller’s bill is not a guide to yours. Second, the standard California purchase agreement builds in inspection and appraisal contingencies that commonly run 17 days and a loan contingency of 21 days, and all of them are negotiable.
