Here is this week’s read on Coronado. The regional dial sits at “Balanced” (48/100), unchanged from last week, with months of supply at 3.4 (about the same as 3.4 a week earlier) and a price cut on 10% of listings in the week ending Sep 19, 2026.

What changed

  • How many homes. Months of supply at 3.4 (about the same as 3.4 a week earlier); 6,086 homes were for sale in the metro area.
  • New on the market and under contract. 495 new listings against 502 the week before, and 409 new pending sales against 414.
  • Sellers adjusting prices. 10% of listings had a price cut, about the same as last week’s 10%.
  • Rates this week. The Freddie Mac 30-year average was 6.95% (week of Sep 17, 2026), higher than the prior week’s 6.76%.

If you are buying

  • With only 3.4 months of supply, expect competition on the best homes: line up your financing before you tour.
  • 10% of listings have had a reduction. A home that has already cut its price may have room for a fair offer; one that has not may not.

If you are selling

  • More homes came to market than went under contract, so competition for buyers’ attention is real: presentation and price matter.
  • A regional reading is a backdrop. What decides your sale is how your home compares with the ones buyers can choose from nearby.
