Questions and answers

Home Value

Is this the same as an online estimate?

No. Automated estimates are computer-generated from public data and can be off by a meaningful amount on any single home. This is a comparison Rudy builds by hand, using the sales closest to your address and a look at your home’s own condition.

From Request a Personal Home Value for Your Coronado Home

Do I have to be selling to ask?

No. People request a home value to plan a move, check on a refinance, settle an estate, or just stay informed. There is no obligation.

From Request a Personal Home Value for Your Coronado Home

How long does it take?

Usually a business day or two. If you need it sooner, call or text (619) 392-6714.

Why is property tax the same percentage in each?

California bases the tax on the purchase price at about 1%, plus local charges that vary. The 1.15% used here is a round assumption; a real bill depends on the address.

Does the estimate include HOA dues?

No. Add dues if the home has an association.

Can Rudy run this for a specific home?

Yes. Send the address and Rudy will build a personal estimate with the price, the tax and current rates.

Relocating

Which checklist is right for me?

Start with your own origin, then read “For everyone.” If you are selling a home to buy on Coronado, add the items under “Coming from elsewhere in California” to your list.

Do I need to rent first?

Some newcomers do, especially from far away. The rent-versus-buy tool compares the costs, and a short lease gives you time to learn the island.

Can Rudy help if I am still selling my current home?

Yes. He can help you plan the two closings and, if you are moving from within California, point you to the Proposition 19 questions to ask the assessor.

Zoning and Permits

Do I need a permit for interior work?

It depends on the scope. Ask the city; structural, electrical, plumbing and mechanical work commonly needs permits.

From Renovating in Coronado: Permits and the Planning Counter

Will permits delay a move-in?

Ask early. The state’s new deadlines help, but timing still depends on the project and the city’s workload.

Where do I find a licensed architect or contractor?

Rudy can introduce you to professionals he trusts, and you can check any contractor’s license with the state licensing board.

The Team’s Sites

Why does the team run separate sites?

Each area has its own neighborhoods, rules and numbers. A site for one area lets the guides and the weekly market data be specific instead of general.

From Beyond Coronado: Our Other Local Real Estate Sites

Can I contact the team from any of the sites?

Yes. Every site carries the same contact details for Rudy and the team, and each has its own privacy policy.

Which site should I start with?

The one for the area you are most interested in. If you are comparing areas, start there and follow the links here to the others.

Moving to California

Is the tax lower or higher than where I live now?

That depends on where you live now. The California bill is roughly 1.1% to 1.25% of the purchase price a year, and the 2% cap limits later increases. Compare using your own numbers rather than a general impression.

What if I already own a home in California?

Certain homeowners can transfer their existing tax base to a replacement home within limits. See the state Board of Equalization’s Proposition 19 page, and ask the assessor.

From California Property Tax for Newcomers: Prop 13 Explained

Can I appeal my assessment?

Yes. A supplemental assessment can be appealed within 60 days of the mailing date of the supplemental bill, and the county explains other appeals on its assessment appeals page.

Who do I call with questions?

The San Diego County Assessor handles values and exemptions, and the Treasurer-Tax Collector handles bills and payments.

Relocation Guide

Can I tour Coronado without an appointment?

Yes. The beach, the Village, the Ferry Landing and the parks are public and easy to explore on foot. Rudy’s island tour is a good outline. Home showings need an appointment.

How long does moving from out of state usually take?

Buyers commonly plan for a search of several weeks to a few months, then about 30 days in escrow. Renting first adds a step but reduces pressure.

From Moving to Coronado: The Complete Relocation Guide

Is it better to buy a house or a condo?

That depends on how you live. Condos trade some control for lower upkeep and a lower purchase price; houses give you land and privacy. The tier and type figures on the market report show the gap today.
