This is an estimate for planning, from Zillow's ZIP-wide typical values applied to your purchase price. It is not an appraisal, a broker price opinion, an offer, a loan offer, or tax or legal advice, and Rudy is a real estate agent, not a lender, appraiser or tax professional.
How the estimate works
- Zillow's typical value in 92118 for your home type is found for the month you bought and for the most recent month published.
- The percentage move between those months is applied to your purchase price; condition sets the range.
- If the original loan is still in place, its balance comes from ordinary fixed-rate monthly payments starting a month after purchase.
- Equity is mid-range value less the loan; net equity also deducts your selling costs, before taxes.
- Prop 13 value is your price grown by the State Board of Equalization's yearly inflation factor, which cannot exceed 2%.
Your Prop 13 value and Prop 19
New to California property tax? Your taxable value starts at what you paid and, under Prop 13, can rise by 2% a year at most. That is why Coronado neighbors with similar homes can pay very different taxes.
If you are 55 or older and move again within California, Proposition 19 may let that taxable value travel with you, as long as your next home is bought within two years of selling; owners get three such moves. The county assessor decides.
Next stops for many island arrivals: the downsizing calculator and California property tax for newcomers.
Sources and dates
- Zillow Research, Zillow Home Value Index (ZHVI) by ZIP code: all homes, single-family and condo; middle tier, smoothed and seasonally adjusted (data through September 2026, files updated Oct 16, 2026)
- FHFA House Price Index for five-digit ZIP codes (annual, developmental index, not seasonally adjusted; 2000 = 100), used only for purchases before Zillow's series begin. Citation: Bogin, Doerner and Larson, Local House Price Dynamics: New Indices and Stylized Facts, FHFA Working Paper 16-01 (annual, through 2025)
- Freddie Mac Primary Mortgage Market Survey (PMMS): weekly 30-year and 15-year fixed averages; the page uses the mean for your purchase month (monthly means through October 2026; latest weekly 30-year average 7.24% on Oct 29, 2026)
- California State Board of Equalization, Letter To Assessors No. 2026/002: inflation factors for 1976-77 through 2026-27, with Revenue and Taxation Code section 51 and California Constitution article XIII A, section 2(b) (January 13, 2026)
- California State Board of Equalization, Proposition 19 (checked Oct 30, 2026)
- Assumptions, not sourced figures: the condition range (the same rule of thumb as the home value range tool), 6% selling costs, 20% down, regular payments on a fixed-rate loan starting the month after you bought, and the first inflation factor applying on the first January 1 after your purchase
Questions owners ask
How reliable is this for a Coronado home?
It is reliable for direction, less so for the exact figure. Coronado homes vary a lot block to block, and a ZIP index cannot see your lot, your view or your renovation. Rudy offers a free review of recent island sales.
Why does it measure the whole 92118 ZIP code?
Zillow's ZIP index is published monthly back to 2000, so it tracks change from your purchase month consistently. Comparable sales are what narrow it to your home.
If I refinanced after moving here, what do I enter?
Pick the second loan option and enter today's total balance, including any equity line. The page then uses your balance rather than estimating it.
Is my taxable value the same as the home's value?
No. It began at your purchase price and grows 2% a year at most, and the Coronado market may have moved much more. Your county tax bill shows the exact taxable value.
