REAL ESTATE 92118 – CORONADO ISLAND
Selling From a Distance

Moved Off the Island? Selling Your Coronado Home

Left Coronado for orders or a new job? How to sell the house from your new city: signing, keys, showings, taxes and a checklist that fits your move.

SELLING FROM A DISTANCE · OCTOBER 2026

Orders or a new job took you off the island, and the Coronado house is still waiting. Selling from your new city is very doable: nearly every stage runs on video calls, e-signatures and a local team. Here is how it works, plus a planner that fits the checklist to your move.

Haven't decided between selling and keeping it? The Home Strategy Quiz takes four questions, and Rudy sends back a plan for your situation.

How a sale from a distance runs

  1. First, a call. Go over your goals and timing by phone or video, and get a home value review built from recent 92118 sales.
  2. E-signed listing documents. The agreement and disclosures arrive electronically once you have talked them through.
  3. Readying the house remotely. Walk the rooms together on live video and leave with a short prep list.
  4. Showings while you are in your new city. The launch days, when showings and an open house tend to be busiest, can go on without a flight back; ask Rudy how they would be handled.
  5. Offers and signing. Sign the purchase contract electronically, and ask Rudy early how offers, the inspector's visit and the appraisal would be handled from afar.
  6. Sign at your new address. A notary where you live now takes the deed signature, and escrow explains the rest.

Build your checklist

Four answers shape the checklist to your move, whether you left on orders or for work. The worksheet tallies trips back over the bridge, hired help and empty months, and can pass the total along to the selling calculator.

Signing from where you are

An e-signature binds you just as a pen signature would under California law (Civil Code 1633.7), so the listing and most escrow papers can be signed wherever you are.

The deed still needs a notary's acknowledgment before the county records it (Government Code 27287). The table lays out the options.

How the deed signature usually works, by where you are
Where you areHow the deed signature usually worksWhat to ask escrow
In the U.S.A mobile notary or a local notary. California accepts an acknowledgment taken under the law of the place where it is signed (Civil Code 1189(b)).Whether they arrange the notary or you book one, and how the originals come back.
Outside the U.S.A U.S. consul or consular agent, or a local notary plus an authentication step such as an apostille (Civil Code 1183).Which ID they need, and how long shipping the originals takes.
On active dutyCommissioned officers with notary powers can take acknowledgments for service members and their spouses (Civil Code 1183.5).Whether a military notary's acknowledgment works for their recording.
OnlineAs of October 2026, California notaries cannot notarize online yet. Whether another state's online notarization works for this deed is for escrow and the title company to say. Before you book anything online, whether they will accept it.

If you are in the service, your legal assistance office can prepare a power of attorney at no cost, although a company may want its own form (Military OneSource). Otherwise, ask an attorney. Whichever route you take, let the title company review and approve the document first.

Keys, codes and access

Gather every key, garage remote, mailbox key and pool or gate fob, and jot down the alarm code, Wi-Fi and the water shut-off.

Find out from Rudy where they belong, then send them by tracked overnight mail, by courier or with a friend who is still in town.

Getting it ready without trips home

Island homes do best with a fresh cleaning and a quick look at windows, doors and the yard before photos.

The vendors are yours to choose, so let no work start without your signed approval of the quote. Ask a handyman to check the smoke detectors, the CO detectors and the straps on the water heater, which the sale paperwork covers.

Video walk-throughs

A live video walk-through can replace a trip back to Coronado for most decisions.

Empty, rented or someone living there

How you sell depends on whether the house is empty, leased or home to someone you know.

Empty, rented or someone living there
What changesEmptyRentedA relative or friend lives there
ShowingsSimple to schedule, with nobody's routine to work around.Written notice first: 24 hours is presumed reasonable, during normal business hours (Civil Code 1954).Agree on showing windows and a quick tidy-up routine.
UtilitiesKeep power, water and gas on through closing.Check the lease for who pays which bill.Decide whose name the bills stay in until closing.
InsuranceTell your insurer it is empty and ask what changes.Confirm the policy fits a rented home.Tell your insurer who is living there.
Getting it readyStage, virtually stage (labeled) or show it clean.Plan photos and repairs around the tenant.Declutter together and box what is moving.
At closingGather keys, remotes and manuals for the buyer.Ask escrow how the deposit and lease are handled.Settle the move-out date well before closing.

Considering a rental instead? Rent collection and day-to-day management have to be done by someone with a valid, active DRE license; the DRE lookup confirms it. The keep or sell calculator and rental yield by ZIP code help you compare.

Utilities, insurance, mail and the tax bill

Leave power, water and trash service on through closing. SDG&E's website can end or transfer an account, no login needed, and water and trash are handled by the provider named on your bill.

Let your insurer know the house is empty. If your tax bill carried the homeowners' exemption, contact the San Diego County Assessor, and do it by December 10 to avoid a penalty.

USPS mail forwarding lasts 12 months; give it 7 to 10 business days to begin.

Staging a home you have left

Empty rooms can be furnished for photos, virtually staged or shown clean. Any virtually staged photo needs a clear label, and the original has to be available too; the San Diego MLS has held listings to that AB 723 standard since January 1, 2026.

Closing week, from afar

Plan the signing for a few days before closing. On the closing date the utilities stop; ask Rudy where the keys, remotes and manuals should ship for the new owner. Save the closing statement for tax time.

Live in the home 2 of the last 5 years before you sell and you may exclude gain up to $250,000 for a single filer or $500,000 for spouses filing a joint return (IRS Publication 523). If you left on orders, ask about the rule for qualified official extended duty: with orders for over 90 days at a duty station 50 or more miles away, the 5-year look-back can be paused for up to 10 years. A VA loan's entitlement can come back too: after the sale and the payoff, request restoration through VA's website or with VA Form 26-1880. On the state side, the Franchise Tax Board can require escrow to withhold some of the proceeds unless you qualify for an exemption (Form 593). A tax professional can confirm what fits.

Sell now, rent it out, or keep it?

Not sure whether to sell now or rent it out? Hand the planner total to the compare my selling options calculator, which drops it into both preparation fields. Because that page also charges Repairs and preparation to its rent-then-sell column, reduce the figure there if this spending would not happen again. Also see the seller net proceeds estimator, a cash offer comparison and the home sale tax exclusion estimator.

On orders with a report date? Start with the countdown

Orders in hand but still on the island? Use the PCS seller countdown for the dates before your report date, then come back here once you have moved.

Questions owners ask

Can I sell my Coronado home without flying back?

Usually, yes. While you stay in your new city, the showings, the launch weeks and the inspection and appraisal can usually go on without you. The signing is yours, and the escrow officer will explain the method for each document.

What is the deed-signing process from my new city?

Wherever you live, a notary there, mobile or in an office, can take the acknowledgment, and California accepts it. Service members also have military legal office notaries, and overseas there is the U.S. consulate or a local notary with an apostille. Escrow will say which ID it needs.

Can I get the deed notarized online?

California notaries cannot notarize online yet. Before you book one, ask escrow and the title company whether an online notarization done in another state would be accepted.

Empty or rented: which is easier while the house is listed?

Empty is simpler to stage and show. A tenant can stay through the sale as long as each showing gets proper written notice, and 24 hours counts as reasonable in California.

While I'm gone, who lets in inspectors, appraisers and buyers' agents?

Ask Rudy how access would be handled, by lockbox or a key holder, and keep a copy of the contract calendar yourself.

Which people and offices should hear that I moved off the island?

Start with your insurer and USPS. Add the County Assessor if your tax bill showed the homeowners' exemption, and the HOA if the home has one.
