How your Coronado countdown is built
The report date on your orders is the anchor. From there the countdown works in this order:
- Travel and leave days come off first, which gives the day you leave the island.
- Closing is set your cushion days earlier, or, with a rent-back, that many rent-back days before your last night in the house. A weekend closing slides back to Friday.
- Escrow days come before closing, which makes the latest date an offer can be accepted.
- Days to an accepted offer come before that. They start at 53, the San Diego metro average from Zillow for the week ending October 24, 2026.
- Prep days come first of all, and that is your start date.
On the starting numbers that adds up to 116 days from the first step to reporting. Dates such as the final walkthrough (5 days before closing) and talks with property managers (60 days ahead of your departure) are planning choices rather than rules, and holidays are not counted.
Four ways to handle the house
Close before you leave the island
Works when there is time for prep, roughly 53 days on the market at the metro pace, and escrow before the movers arrive. The cushion keeps closing from crowding moving day.
Close early and rent it back
You sell, then stay a set number of days after closing. Under SDAR's guidance, 29 days or less uses the Seller in Possession addendum and 30 days or more a Residential Lease After Sale, and the buyer must agree.
Sell after the move
The house goes on the market once it is empty. A vacant home can be easier to clean, stage and show, though the payment and other costs keep running until it closes.
Keep it and rent it out
A fit when the rent covers the costs or you expect orders to bring you back to Coronado. Plan for manager fees, landlord duties and the tax timing of a later sale.
Finishing the sale after you go
Owners with orders off the island often finish the sale after they have left. The Selling From a Distance guide lays out keys, showings, repairs and signing, with a printable checklist.
A VA loan on a Coronado home
If the house was bought with a VA loan, VA.gov restores the entitlement after a sale and full payoff, when a qualified Veteran buyer assumes the loan and substitutes their entitlement, or a single time when the loan is repaid and you keep the home. Make the request on VA.gov, through your lender or by mail with Form 26-1880; any assumption is the servicer's and the VA's call.
Taxes, in one paragraph
IRS Publication 523 (2025) sets the 2-out-of-5-year test for excluding gain on a home sale. If your orders put you on qualified official extended duty, the 5-year clock can be stopped for no more than 10 years. A tax professional can apply it to your dates; the Home Sale Tax Exclusion Estimator is a place to start.
Coronado owners ask
How early should a Coronado owner start once orders arrive?
With the starting numbers, the first step comes 116 days before your report date: 21 days of prep, 53 days to an accepted offer (the San Diego metro average for the week ending October 24, 2026), 30 days of escrow, a 5-day cushion and 7 days of travel and leave. Your own dates may be shorter or longer; the countdown recalculates as you type.
Can I close early and stay until the movers come?
Yes, if the buyer agrees. That is a rent-back: you close, then stay for an agreed number of days. The San Diego Association of Realtors notes that C.A.R.'s Seller in Possession addendum is used for 29 days or less and a Residential Lease After Sale for 30 days or more.
Where can I get a power of attorney on Coronado?
MilitaryINSTALLATIONS lists Region Legal Service Office Southwest at Naval Base San Diego, with a North Island branch office, offering notary and power of attorney help to eligible members. Other services' legal offices are listed by installation in the same MilitaryINSTALLATIONS directory. Call ahead for current hours.
Should I sell now or rent the house and come back later?
It turns on the rent, your costs, your equity and whether you expect to return. Our guide Leaving Coronado? Sell Now, Sell Later or Rent It Out walks through five options with 92118 data, and the Keep or Sell Calculator runs your numbers.
